VILLACARTE GROUP is a group of companies operating since 2012. We develop and manage premium real estate and hospitality projects in Phuket. Our portfolio includes Layan Green Park, La Vista Villas, Layan Verde, VillaCarte Agency, the proptech project Sabai, and La Green Hotel.

We are looking for a high-caliber Investment Director who can take full ownership of investor attraction, B2B capital raising, deal structuring, negotiations, and long-term partnership development. 

Key Focus Areas

Investor Relations & Capital Raising

• Attracting investors and strategic partners; building and maintaining a long-term investor network

• Leading the full investment cycle: sourcing → structuring → negotiations → term sheets → closing

• Managing relationships with large-ticket investors:
— Family offices with 5M+ USD allocations
— Institutional and corporate investors with 30M+ USD capital needs

B2B Channel Development & Partnerships

• Expanding the B2B investment pipeline and acquiring major partners

• Conducting high-level presentations, negotiations, investment roadshows

• Preparing commercial proposals and investment offers

• Building internal processes, scripts, and guidelines for investor/partner channels

Analysis & Market Intelligence

• Monitoring investment and B2B market trends, new channels, and competitor practices

• Deep immersion into each project's financial, commercial, and technical parameters

• Using this knowledge to negotiate confidently with sophisticated investor profiles

Investment Materials & Financial Validation

• Preparing, reviewing, and approving investor materials:
— Pitch decks
— Investment packs
— Financial models and calculations

• Verifying financial assumptions, deal economics, and model accuracy

• Maintaining structured reporting in CRM for all investor and partner statuses

Cross-Functional Leadership

• Coordinating with finance, legal, development, construction, and commercial teams

• Leading the end-to-end legal flow:
— LOI, NDA, MOU
— Partner and agency agreements
— Final investment contracts

We expect you to have

• 5+ years of proven experience in investment attraction, fundraising, capital markets, or corporate finance

• Experience closing deals 30M+ USD and above

• Background with a real estate developer (business or premium class) is a strong advantage

• A strong existing network of investors, partners, and decision-makers

• Ability to operate at high pace with ownership and autonomy

• Strong Excel skills and ability to validate financial models

• Understanding of legal process flow in investment transactions

Language Requirements

We are specifically looking for a candidate who fits the following profile:

• Fluent English (C1+) for investor-level communication

• Additional languages (Thai, Russian, Chinese, Ukrainian, French, German) are optional advantages
